The mortgage loan secured by deposits (cash collateral at 105% of the loan amount) is offered with a preferential low variable interest rate. It is addressed to individuals who wish to purchase, build, renovate, or even repay a mortgage loan held with another bank, without spending your savings.

Both the loan and the deposit provided as collateral, bear a variable interest rate equal to the one-month Euribor. A fixed spread of 1% applies to the loan for the entire term.

Loan amount

The loan amount depends on the purpose and the amount of the deposit used as collateral (which must cover 105% of the loan amount).

Loan term

Note:
In case of refinancing a loan from another bank, the maximum term may be extended by up to 3 years beyond the remaining loan term.

Interest rate

Variable interest rate, based on one-month Euribor, plus a preferential fixed spread of 1%.

The interest rates of both the deposit and the loan share the same reference rate (one-month Euribor). The difference between the loan and deposit rates is set at 1.00%, resulting in the actual interest cost of the loan being only 1%, plus the levy under Law 128/75.

The interest rate is subject to the levy of Law 128/75, currently set at 0.12% for residential properties and 0.60% for commercial properties.

Notes on the interest rate
  • The product is also available for the acquisition of commercial property, with no increase in the loan spread
  • The product is offered with a 1% spread for applications submitted until 31/12/2026.
Indicative Example of an Annual Percentage Rate of Charge (APR)

For a mortgage loan amount of €100,000 for the purchase of a residence, secured by a pledge of a “European Yield” term deposit, with a repayment period of 35 years (i.e. 420 monthly installments), and a variable interest rate based on the 1-month Euribor (1.99% as of 13/02/2026) plus a fixed spread of 1% (plus Levy Law of 128/75 0.12%), application fee 150€, the following apply:

  • Monthly installment: €388.23
  • Total Credit Amount: €100,000
  • Total Credit Cost: €63,256.11
  • Total Amount Payable: €163,256.11
  • APR: 3.12%
APR notes
  • The APR, the monthly instalment and the total amount payable are provided solely for illustrative purposes and are calculated only on the assumption that the above-mentioned data apply.
  • The APR is calculated based on the assumption that the variable rate will remain at current levels for the entire loan term.
Grace period

Option to grant a grace period of 6–18 months, with interest capitalised at its expiry, for loans with purpose of construction, completion, or the purchase of a property under construction.

Early repayment option

Full or partial early repayment at any time, without charge.

Collateral

Cash collateral (105% of the loan amount).

Specifically, the collateral amount is placed in a term deposit bearing one-month Euribor interest. The term deposit is renewed monthly and interest is credited to the linked deposit account. On each annual anniversary, the term deposit amount is reduced so that it does not exceed 105% of the outstanding loan balance.

Repayment

In monthly instalments covering both interest and principal.

If a grace period applies, no monthly instalments are payable during this period, and the interest accrued is capitalised into the outstanding loan balance.

Information about your loan installment
  • The installments are paid automatically from your linked bank account.
  • Each installment is paid on the same date of each calendar month, and its amount is calculated based on the prevailing interest rate and the number of installments.
  • The instalment amount may vary depending on fluctuations in the interest rate.
  • The interest is calculated based on a calendar year of three hundred sixty-five (365) days.
  • The number of instalments is determined by the loan term selected by the customer.
  • Non-compliance with obligations from the loan contract may have legal or financial consequences for the borrower.
Disbursement

Depending on the purpose of the loan:

  • Lump sum for the purchase of a completed property
  • Partial disbursements based on the progress of works, for the purchase of a property under construction, completion, renovation or repair of a property
Insurance coverages

No insurance coverage is required for the financed property.

  • For repayment of a mortgage loan from another bank: bank statement or the two (2) most recent mortgage loan statements.

Documents submitted from the country of residence must be original or legally certified copies and translated into Greek or English by an official public authority (Greek Embassy or Consulate), the Notary Public of the respective country, or a lawyer practicing in Greece.

  • For repayment of a mortgage loan from another bank: bank statement or the last two (2) mortgage loan statements

How is the interest rate on the mortgage loan secured by deposits determined?

The interest rate is variable throughout the loan term and is determined by one-month Euribor, plus a preferential fixed spread of 1%, plus the levy under Law 128/75 (0.12% for residential loans and 0.60% for commercial property loans).

Is a grace period available?

If the purpose of the loan is the construction/completion or purchase of a residence (under construction), a grace period of 6 to 18 months is available.

During the grace period, no instalments of principal and interest are payable, and the interest accrued during this period is capitalised into the outstanding loan balance.

Is there any additional charge in case of early repayment of the loan?

There is an option of full or partial early repayment option at any time, free of charge.
