If you have activated the SMS extraPIN feature and you know your username but don't remember your password, you can reissue your password by starting the process from here.

Loan Amount

From €20,000 to €300,000.

The value of the mortgaged property, as determined by the bank's engineer, cannot exceed €500,000.

Note:

You can borrow up to 90% of the property value (with a maximum loan amount of €300,000), provided none of the borrowers have taken a loan with a mortgage for acquiring a property suitable for residence at the time of approval.

 

Duration

7 - 30 years

Notes

The borrower's age at the end of the loan cannot exceed 75 years.

Interest Rate

25% lower fixed interest rate for the first 4 years of the loan. In the 5th year, the reduction in the interest rate ceases to apply, and thereafter a variable interest rate based on the monthly Euribor plus a fixed spread is applied.

The fixed interest rate for the first 4 years ranges from 2.20% to 2.95%, for the 5th year from 2.95% to 3.90%, and the spread of the variable interest rate from 1.60% to 2.75%.

Interest Rate Notes
  • The fixed interest rates and the spread of the variable interest rate of the loan are calculated after evaluating your loan application by the bank according to its current credit policy, considering factors such as transactional behavior, provided security, loan amount, and duration.
  • Interest rates are subject to the contribution of Law 128/75, which currently amounts to 0.12%.
  • In case of no insurance for Life/Permanent Total Disability risks, there may be an increase in the above mentioned fixed interest rate/spread.
Indicative APR Example

For a loan amount of €100,000, with a mortgage on the property, repayment duration of 30 years (360 monthly installments), fixed interest rate for the first 4 years at 2.95%, for the 5th year at 3.90%, and for the remaining duration Euribor 1M (1.97% on 6/6/2025), plus a fixed spread of 2.75% (plus Law 128/75 contribution, 0.12%), application review fee: €0, legal review cost: €50, technical review cost: €150, the following apply:

  • Monthly installment: €527.10
  • Total credit amount: €100,000
  • Total credit cost: €90,050.10
  • Total amount payable: €190,050.10
  • APR: 4.97%

  • The APR, monthly installment, and total amount payable are provided for example purposes only and are based on the assumption that the above mentioned data will be met.
  • The above figures have been calculated based on the highest of the above-mentioned interest rates (i.e., 4.84%) for the entire credit duration.
  • Note that insurance of the mortgaged property against Fire/Earthquake and Natural Disasters is mandatory for an insured amount equal to the reconstruction value of the property. There is the option to join a group insurance policy contracted by the bank with an insurance company of its choice or to provide an individual insurance policy from an insurance company of the borrower's choice, according to the bank's policies and procedures.
  • The above example does not include the cost of insuring the mortgaged property for Fire/Earthquake & Natural Disasters and Life/Permanent Total Disability of the borrower.
Grace Period
From 6 to 18 months with interest payments during the period, for a loan for the construction, completion, or purchase of an under-construction property.

  • Pledge of deposits/securities, in addition to the mortgage on the property as supplementary security, if required.
 
Repayment
  • In monthly installments that repay:
  • Interest, principal, and insurance premiums.
  • Interest, principal, and insurance premiums, if there is a grace period.

More Information:

  • Payment of installments is made automatically from your linked bank account.
  • Each installment is paid on the same date each calendar month, and its amount is calculated based on the applicable interest rate and the number of installments.
  • The installment amount may vary depending on the fluctuation of the lending interest rate.
  • Interest is calculated based on a calendar year of three hundred sixty-five (365) days.
  • In case of your inclusion for Fire/Earthquake or/and Life & Permanent Total Disability risks in the group insurance policy contracted by the bank, the insurance premiums are paid monthly with the loan installment.
  • The number of installments is determined according to the loan duration chosen by the customer.
  • Defaulting on the loan agreement obligations may have legal or financial consequences for the borrower.
Disbursement

Depending on the loan purpose:

  • Lump sum, for the purchase of a ready property.
  • In installments, based on the progress of works for the purchase under construction, construction, or completion of a property.
 
Insurance Coverages
  • Mandatory Fire-Earthquake & Natural Disasters Insurance for the property for an insured amount equal to the reconstruction value of the property.
  • Optional Life & Permanent Total Disability Insurance for one of the borrowers, for an insured amount equal to the approved loan limit.
  • There is the option to join a group insurance policy contracted by the bank with an insurance company of its choice or to provide an individual insurance policy from an insurance company of the borrower's choice, according to the bank's policies and procedures.

Eligibility Criteria for Product Provision

Eligible to participate in the program are natural persons, residents of Greece:

  • Aged between 18 and 50 years at the time of application. In the case of couples, it is sufficient for at least one partner to meet the age requirement.
  • Who do not own property suitable for their residence. *
  • With an annual taxable income of up to €100,000 per applicant, as declared in the Income Tax Return of the most recent fiscal year.

 

*Note:
If the applicant owns full ownership or usufruct of one or more residences, they are considered not to own suitable property for residence if the total area of the main spaces (excluding annexes and auxiliary spaces) is less than or equal to:

  • 50 sq.m. for single individuals
  • 70 sq.m. for married couples or those with a cohabitation agreement, increased by 25 sq.m. for each of the first two children and 30 sq.m. for the third and subsequent children (including unborn children at the time of application)
  • For buyers with a disability rate of at least 67%, the area is increased by 20 sq.m.
